Choosing Your Estate Agent

When choosing an agent there are many factors that you should consider:

Presenting Your Property to Let

First Impressions can be so important in achieving a let. To give yourself the best possible opportunity of letting your property you should consider the following:

  • The entrance to your property should be easily accessible and presentable (trim overgrown shrubbery, clear pathways, paint your front door, fix loose handles).
  • Ensure your home is well lit and at a comfortable temperature for viewings.
  • De-clutter. Rooms always feel larger with less clutter
  • Ensure your property is well aired. A pleasant aroma can create a welcoming feel
  • A fresh coat of paint can really brighten up the surroundings.
  • Vacuum those carpets. Some may even benefit from a professional clean.
  • Address those odd jobs that you have been ignoring previously. Renters will pick up on wobbly bannisters or mould build up on the bath sealant and they may wonder what other areas of the house are in need of repair.
  • Tidy up, and brighten up the garden.

Marketing your Property

Receiving an Offer

Once an offer is received our team will notify you both verbally and in writing. We will ensure that any special conditions will be stated in writing and we will qualify the prospective tenant’s position and check their ability to proceed. Armed with all of the above, we trust you will be in a better position to decide whether to accept the offer.

Offer Accepted

Once you have accepted an offer we will write to all parties to confirm the agreed price. We will then ask you to confirm the availability date. This date will be given to the tenants and will act as a target date for move in.

Tenant Referencing

With your let now agreed, due diligence commences. Your prospective tenants should now be undergoing appropriate reference checks to ensure they are suitable applicants for your property. We would, where possible, ask for references from previous landlords and employers. Credit Checks may also be carried out and requests will be made for Photo ID.

Contract Signing & Move In

Once the prospective tenant’s referencing is completed we will invite them to sign contracts and proceed with the move in. During the move in process we will ask for the balance of any outstanding deposit payment which will be held in a designated government approved scheme. We will also ask for the first month’s rent which will be forwarded to you at the first opportunity.

As your appointed agent we will have ensure that the contract is signed in the correct legal form. Once completed we will provide your tenants with keys, fobs, access codes, swipe cards where appropriate and move them into their property.

Managed Landlords

We will inform your tenants that we will be their direct contacts throughout the duration of the tenancy. Tenants will be provided with a ‘Welcome Pack’ which will include information such as; an emergency out of hours number, a standing order form to direct rent payments to our account, a copy of the property inventory and prescribed sheets showing where and when the deposit has been registered as required by law.

Let Only Landlords

We will inform the tenants that you will indeed be their direct contact for all post move in tenancy queries. Tenants will be provided with a ‘Welcome Letter’ which will clearly detail your preferred contact numbers, email addresses and your residential address. We will where appropriate, provide the tenant with a standing order form in order that they can make payments direct to your account.
